TRANSACTIONAL FUNDING
Transactional Funding is ideal for wholesalers who have a purchase agreement from the seller and who already have a sell agreement with the end buyer. Our TF loan program allows the wholesaler to keep their profit margins discreet from the seller and the buyer, thus ensuring their closing doesn't fall out. Below are some highlights of our Transactional Funding loan program:

We only offer purchase loans for this loan program.

We offer loan amounts for this program as little as $10,000 up to $1,000,000.

We lend in ALL states except the following:
- California
- Nevada
- North Dakota
- South Dakota
- Vermont -
This loan program is only for short term wholesale deals, 24hrs. We will offer an extension up to 72 hrs. This is to facilitate the A-2-B close.

We only lend to entities. So the borrower must be an LLC or Corporation, owned by the real estate investor. Multi-member entities are approved, and we do not require a credit check by any of the members or entity owners.

No prior experience is required.

We will lend transactional funding on ALL asset types, no restrictions, there only needs to be an executed sell agreement with the end buyer.

We start off charging 1.50% on the loan amount for the 1st deal. 2nd deal reduces to 1.25%, and the 3rd deal reduces to 1.00%. For deals 4 and 5 rates stay at 1.00% for the remainder of the current six month period, then the rate falls to 0.75% for deals 6 and up. Rates reset to 1.00% each 6 month period, then reduce after the first two deals in the current period.

We fund 100% of the A-2-B purchase amount, including all closing costs.
