LAND FLIP LOANS
Our Land Flip loan program, is ideally suited for those investors who have gotten raw land (infil lot, recreational, or raw) under contract, directly with the seller, and plan on marketing the lot to the general public. Typically purchase for pennies on the dollar, this loan program is ideal for the savvy flipper. Below are some highlights of our Land Flip loan program:

We only offer purchase loans for this loan program.

We offer loan amounts for this program as little as $15,000 up to $100,000. After 5 completed land flips we will explore $100K+ loan requests.

We lend in ALL states except the following:
- California
- Nevada
- North Dakota
- South Dakota
- Vermont -
We offer loan terms of 6 months. 1 month extensions are available.

We only lend to entities. So the borrower must be an LLC or Corporation, owned by the real estate investor. Multi-member entities are approved, and we do not require a credit check by any of the members or entity owners.

The investor must have completed a minimum of 3x deals in the last 2 years.

This loan program is only for infill lots, recreational, and raw land. This is not available for land with an affixed structure to the land. *Exceptions apply, contact us for details.

Our Land Flip loan starts off at 3.00% per month, with monthly interest accruing. No monthly payments are expected. A minimum of 3 months earned interest is due.

We fund 100% of the purchase amount, including all closing costs. The total loan cannot exceed 50.00% of the As-Is value.
