This Tampa Florida renovation project took longer than expected due to city flood zone remapping after Hurricane Irma. Blue Bay Capital, Floridas best private money lender, provided the 1st position lien, as well we came in with a 2nd position joint venture loan to help this project wrap up. The borrower completed the project with some delays, but ultimately sold the property for more than they had originally estimated when we made the loan.
The interior was burned out, and had sat vacant for many months. The Tampa, Florida real estate investor worked with the city to prevent an imminent domain decision due to blight.
The exterior needed just as much work as the interior. Blue Bay Capital ensured that a foundation inspection was completed as well we helped the real estate investor ensure the project was thorough. By having a feasibility study completed, provided by Condor Field Services Inc., we helped the investor ensure all issues were addressed by the GC before starting the project.
The result was a quaint, bungalow style, mid century renovation that fit perfectly within the Tampa Heights neighborhood, just North of downtown Tampa. Keeping with the bungalow aesthetic, yet modernized windows and amenities this real estate investment property is the type of real estate investments we love to lend on!
This renovated Kitchen (original picture above) implements modern technology with an open concept. With room for a dining table, as barstool seating it is a perfect area for hosting family friends, and neighbors.
