This real estate project was a clean easy project. Our RE Investor has plenty of experience and got “in-and-out” which is exactly the intended goal for an investor! Sometimes a complete “WOW!” factor is not needed. Sometimes simple clean up and adding some light landscaping work is all that’s needed to improve curb appeal.
As you can see the exterior was simply cleaned up. The support posts for the front porch were replaced and a new front door. Other than that the exterior remained fairly the same.
We all know that kitchens and bathrooms (especially the master bath) are what sell properties. Being able to open up the kitchen and make the dining room, kitchen and living room all one, open are will breath live into an older home!
Our investor understood that Floridians enjoy the open concept kitchen and it makes for great family connection time. The cabinets and appliances were not top of the line, they fit the neighborhood and the demand for this style of home.
Bathrooms are an incredible way to radically change a home. Too often we see investors, simply replace the walls of the shower/ tub with tiles, yet keep the old cast iron tub in place. If you have the man-power and the time, why not remove it and replace the tub with a standup shower, like our investor did?
By replacing the tub and enclosing half of the tub area, you can create a shower immediately! We thought the mix of grey slate tile with the white tile floor in the shower made this home “pop” and it was reflected in the sale price.
