Land Flip Loan

Our Land Flip loan program, is ideally suited for those investors who have gotten raw land (infil lot, recreational, or raw) under contract, directly with the seller, and plan on marketing the lot to the general public. Typically purchase for pennies on the dollar, this loan program is ideal for the savvy flipper. Below are some highlights of our Land Flip loan program:

• Loan Purpose

  We only offer purchase loans for this loan program. 100% FINANCING AVAILABLE (includes all closing costs and purchase price)

• Asset Type

  This loan program is only for infill lots, recreational, and raw land. This is not available for land with an affixed structure to the land.

• Approved States

  We lend in ALL states except the following:
  - California
  - Nevada
  - North Dakota
  - South Dakota
  - Vermont

• Borrower Type

  For our Land Flip loans, we require the title to be held in a land trust, with our attorney as the trustee.  *Please contact us should you have any questions.

• Borrower Experience

  No prior experience is required.

• Loan Amounts

  We offer loan amounts for this program as low as $15,000 and up to $250,000.  After 5 completed RE Flips with Blue Bay Capital, we will explore $250K+ loan requests.

• Loan Terms

  We offer 6-month loan terms. 1-month extensions are available.

• Loan Rates

  Our Land Flip loan starts off at 3.00% per month, with monthly interest accruing. No monthly payments are expected. A minimum of 3 months earned interest is due.

• Loan LTV's

  We fund 100% of the purchase amount, including all closing costs. The total loan cannot exceed 50.00% of the As-Is value.
